Solutus is a fully integrated loan servicing, loan management and advisory firm offering a comprehensive range of commercial real estate debt solutions to investment banks, commercial lenders, private debt funds, issuers of CMBS, private equity funds, hedge funds and pension funds.
Established in 2010 with a staff of three located in London, Solutus has grown to 18 located in three offices in the UK and Germany. The senior management team comprises of seasoned professionals who have a combined aggregate of 50 years’ experience in the commercial real estate debt sector.
Solutus, in its capacity as a special servicer on the Mapeley II loan, implemented an asset management strategy that resulted in a loan to value turnaround in less than three years from a valuation in 2012 of £134.3m to a valuation in 2015 of £200m for a complete portfolio sale.
On DECO 6 – The Brunel loan – Solutus achieved a successful stabilisation and workout between 2011 and 2014 on the Brunel Shopping Centre in Swindon after value plummeted from £111m to £87m and the borrower went into Receivership. In 2015, Solutus, together with the investors in the CMBS loan package, brought it out of Receivership through the refinancing of its loan with a new sponsor and new investment planned for its future.
